Agent Secrets: Leverage Listings to attract Leads (and more Listings!)

Years of digital marketing experience have taught us this: people love Listings! Listings information ads are consistent high-performers in generating leads.

Post all your listings on your website! This is easy to do with the Success platform. The MyListings area lets you post full property descriptions – including photos and virtual tours – and organize them into groups by status, including “recently sold” and “coming soon.” You can also set up each listing as its own single-property website, which is an attractive feature to mention in your seller appointments.

If your current inventory is low, why not leverage everyone else’s listings by offering access to your local MLS through your website? An IDX system (such as our Success HDX property display portal) lets visitors search local listings and then easily contact you for more information. HDX also lets you create Hotlists with hyper-specific criteria and locations, so you become the instant expert on those properties.

Get leads to raise their hand (and keep them engaged) by offering regular property updates. They’re a reliable way to encourage return visits to your website. HDX tracks these events and also records the properties people look at and mark as favorites. Reviewing this activity can provide valuable intelligence for what a prospect is looking for.

Of course, most agents want to engage more seller clients and add their Listings to your inventory. Consider that many sellers are also looking for a new home as well, which means many buyer-focused campaigns can also attract Listings. A Hotlist or VIP Buyer campaign targeting Move-Up buyers or downsizing Empty Nesters is great for attracting buyers who also have a home to sell.
